Nestled within Bukit Panjang, Senja is a quaint HDB enclave with a mix of new and old public housing flats. Unlike most neighbourhoods along the Downtown Line, options for private homes in Senja are relatively limited, with only a select few Executive Condominiums (EC) have been launched in the area. While some may regard Bukit Panjang as being further from the city, it is well-connected via the LRT and MRT network.

In a tender that closed on 5 August 2025, the Senja Close EC site attracted five bids, with the top bid of $253 million submitted by City Developments Limited- translating to a land rate of $771 psf per plot ratio (psf ppr).

The new EC project on the 1.01-hectare Senja Close plot can yield approximately 295 residential units, and is the first GLS EC site to be released for tender in Bukit Panjang in nearly 15 years, since the Segar Road GLS EC site (where Blossom Residence sits) was launched for tender in 2010.

In fact, the Senja Close EC plot will only be the third EC project in Bukit Panjang, following Chestervale in Bangkit Road and Blossom Residences. Therefore, it is likely to draw much interest from homebuyers, particularly HDB upgraders in neighbouring public housing estates.

Connectivity and Convenience

The upcoming development in Senja Close is a short walk to the Jelapang LRT station, which is two stops to the Bukit Panjang MRT station on the Downtown Line (DTL) and the bus interchange. Commuters are also well-connected to other train lines via the numerous MRT interchange stations like Botanic Gardens, Stevens, Newton, Little India and Bugis stations along the DTL.

The upcoming Cross-Island Line (CRL) and the Jurong Region Line (JRL) will also further expand the transport network in the West and further improve connectivity for its residents. Of note, the Senja Close EC site is not far from the Choa Chu Kang MRT station which will be linked to the future JRL, while the King Albert Park station will be an interchange station with the CRL. These upcoming connections will help to cut commuting times, and provide a more seamless journey to places like Jurong Lake District, Clementi and Pasir Ris town centres.

Amenities and Schools

Bukit Panjang is known for its expansive green spaces, with Chestnut Nature Reserve and Bukit Timah Nature Reserve close by to the Senja Close site. However, do not let that fool you into thinking the neighbourhood is merely a forested area, as Bukit Panjang still has a fair number of amenities. The site not far from the Senja Hawker Centre, the Bukit Panjang Polyclinic, Junction 10 mall, Bukit Panjang Plaza, and Hillion Mall in the Bukit Panjang Integrated Transport Hub that is two LRT stops from Jelapang station.

As for schools, there are three primary schools within 1-km from the site, being West Spring Primary School, Greenridge Primary School, and West View Primary School. Westspring Secondary school, Zhenghua Secondary school, and Jurong Pioneer Junior College are also in very close proximity to the upcoming development.
